Greater Fredericksburg, a Perfect Location...

The city of Fredericksburg and Counties of Stafford and Spotsylvania are ideally located midway between Washington D.C. and Richmond, Virginia. Area commuters enjoy an array of dependable commuter services traveling north and south daily including a commuter rail system to Washington D. C.

From suburban to rural, from historic to modern, the Greater Fredericksburg Region (City of Fredericksburg, Counties of Spotsylvania and Stafford) offers those who live here a wide range of choices: where to shop, where to dine, choices in recreation and culture and even choices in the setting of your home.

City of Fredericksburg

In the City of Fredericksburg, historic beauty meets modern metropolitan opportunity to create a lively city landscape unlike any other. In the suburban areas, the range of options in homes includes everything from exclusive gated communities to entry level homes to townhouses, cluster homes, and apartment complexes. A little further out, the Potomac and Rappahannock Rivers offer beautiful waterfront properties, with the perfect blend of privacy and accessibility

For those who would like a rural lifestyle, former farm homes with extensive surrounding acreage are available in many areas of the Region. Despite their variety, all these homes share one very important trait: affordability. Housing costs in the Fredericksburg Region are significantly less than in the Northern Virginia/Washington, DC, area, and the Region's property taxes are, likewise, comparatively low.

The City of Fredericksburg was named by Life in America's Small Cities as the "Third Best Small City in the Country". Here history abounds. George Washington's mother lived in Fredericksburg and James Monroe located his law practice here. The Civil War was fought on its streets. A forty block National Register Historic District includes not only many historic attractions and restored private homes, but also antique shops, fine restaurants, galleries and craft boutiques.

Stafford County

Stafford County is just 40 miles south of Washington D.C. and features George Washington's home at Ferry Farm and the American impressionist artist Geri Melcher’s' Belmont home just to name a few of the better know historic attractions.

According to the latest numbers from the Weldon Cooper Center at the University of Virginia, the Fredericksburg region continues to grow faster than most other localities in the state with Stafford and Spotsylvania counties ranking as the second and third fastest-growing localities in Virginia from 2000 to 2004.

Spotsylvania County

Spotsylvania County has in recent years experienced tremendous growth from people seeking a better quality of life and affordable housing. The county boasts Virginia’s largest lake, Lake Anna (13,000 acres), and features the historic civil war battlegrounds of Wilderness, Chancellorsville, and Spotsylvania Courthouse. The county also hosts one of the area’s largest shopping malls.
